The purpose of this job is to serve as the primary focal point within Real Estate on the optimal locations of Duke Owned facilities and functional owner of the budgeting process for the longterm facility maintenance budget. This effort is accomplished by providing Strategic, Enterprise level leadership and guidance for the assessment and site optimization of the Duke Energy facility portfolio and mission critical locations managed by Real Estate Services (RES). This includes working with Contract Services, Third Party contractors, Asset Managers and Facility Management leaders to create the long-term strategic plan for the Duke Energy fleet of facilities. The Real Estate Strategy Manager, Facilities will lead the strategic plan for the VFA tool, working with the Governance function to make adjustments and develop processes for use across Real Estate. The position collaborates with business unit leaders across the organization in developing a recommended Real Estate Strategic plan for Program Level evaluations of Duke Energy functions. This would include considering the optimal methods to provide internal customers a facility that is safe, productive and cost efficient. This position is responsible for Creating, Administering and Communicating to Real Estate stakeholders the current and future status of facilities in a format that can be utilized to communicate to internal and external stakeholders, prioritization of future enhancements and functionality assessment. In addition, this position will develop strategic reports to provide internal stakeholders to more effectively perform their roles. The facility portfolio managed by RE consists of over 2,400 facilities exceeding 13 million square feet and includes 66 Mission Critical locations which represent over 800,000 square feet of critical operations space. Responsibilities include but are not limited to the following: Lead the strategy development, planning and communication of a comprehensive Real Estate Asset Portfolio Strategy (REAPS), including infrastructure centric maintenance plans and strategies based on LOB specific objectives, economics, NERC-CIP and other compliance directives, and corporate direction. Effectively position developed strategies for approval and implementation by assuring that proper due diligence is performed and expectations of scope, time, and costs are clearly defined. Lead the comprehensive assessment of Duke Energy facility assets including the current condition, estimated useful life and replacement cost. This includes working with outside consultants and local subject matter experts to develop a comprehensive, objective maintenance strategy for each facility that can be used to prioritize work requests across the portfolio. Provide Program Management over site of facilities designed to support a single functionality such as training, customer service, Operating Centers, etc. This includes working with internal and external key stakeholders to identify the optimal solution for the Program. Serve as the single point of contact for development of reports for use in communication to Tier II Executives. Guide Asset Managers through the annual prioritization and budgeting process for maintenance budgets and new facilities utilizing the data obtained through the Facility Assessment and Site Optimization process. This includes development of the prioritization criteria and summation of the data into a format to provide consistency across the fleet of facilities. Depending upon the desired qualifications of the successful candidate, the hiring manager may elect to fill this position at a higher level within the job hierarchy.
